General Manager – Property & Projects

Asset Owner | Hotels & Commercial Portfolio | Port Moresby

An established Asia Pacific property owner and developer is seeking an experienced operational leader to oversee its commercial property and hotel assets in Port Moresby.

With a long-standing presence in Papua New Guinea and a portfolio of commercial properties and hotel developments, this business requires a capable, hands-on General Manager to lead day-to-day property operations, building maintenance and capital works delivery.

Based in Port Moresby and reporting to the Managing Director, you will take full responsibility for the operational performance of the property portfolio while overseeing new development and refurbishment projects.

This is a practical leadership role suited to someone who enjoys being close to the detail while managing scale.

The Role
You will lead a multidisciplinary team of approximately 70 staff across facilities management, property operations and project delivery.

Your responsibilities will include:

  • Oversight of all building maintenance and facilities management functions
  • Leading capital works projects from feasibility through to delivery
  • Managing contractors, consultants and procurement processes
  • Financial oversight including operational budgets and capital expenditure
  • Improving systems, controls and operational processes
  • Ensuring compliance, risk management and reporting standards
  • Supporting the Managing Director with operational planning and execution

This is a role for someone comfortable remaining hands-on while managing a sizeable team in a developing market environment.

About You

We are seeking an experienced General Manager, Senior Project Manager or Property Operations Leader with:

  • A background managing large property assets or large new construction projects
  • Strong operational and financial management capability
  • Experience leading diverse teams in complex environments
  • Sound contract management and procurement experience
  • The ability to implement structure, systems and process improvements
  • A pragmatic, resilient and adaptable leadership style
  • Related tertiary qualifications preferred
  • Experience working in remote, regional or developing market environments advantageous
  • You will be self-sufficient, solutions-focused and comfortable operating with autonomy.

The Package

  • Salary NZ$200,000 – $220,000 per annum
  • Secure 2-bedroom apartment (all utilities and cleaning included)
  • Vehicle for personal use
  • 5 weeks annual leave
  • Annual return flights home
  • Full relocation and visa support
  • Initial 3-year contract with option to extend
